Cheryl Paro (owner) and Tammy Wood (applicant) have applied for variances to sections 4.2.1(c), 12.3(c), 17.1(d), and 17.2(a) of the Wilton Zoning Ordinance, to allow, on Lot B–97, 317 Forest Road, the construction of a septic system in highly permeable soils 93 feet from a wetland, where the ordinance would require a 125 foot setback, and the replacement of two non-conforming buildings by an enlarged and extended two-family modular home, on a lot with only 0.5 acres of non-wetlands and no land outside the flood zone.
The Town of Wilton Zoning Board of Adjustment will consider this application in a public hearing in the Wilton Town Hall Courtroom on Tuesday, May 8, 2012 at 7:30 p.m.

Tuesday, May 8, 2012 — Decision
The application by Cheryl Paro (owner) and Tammy Wood (applicant) for variances to sections 4.2.1(c), 12.3(c), 17.1(d), and 17.2(a) of the Wilton Zoning Ordinance has been denied. If granted, the variances would have allowed, on Lot B–97, 317 Forest Road, the construction of a septic system in highly permeable soils 93 feet from a wetland, where the ordinance would require a 125 foot setback, and the replacement of two non-conforming buildings by an enlarged and extended two-family modular home, on a lot with only 0.5 acres of non-wetlands and no land outside the flood zone.
The variances were denied because a two-family residence would be grossly inconsistent with the lot area requirements of the Ordinance, and there was no evidence for any hardship arising from limiting the use of the property to a single-family residence.
The selectmen, any party to the action or proceedings, or any person directly affected thereby may apply for a rehearing of this decision. A request for a rehearing must be filed in writing with the Zoning Board of Adjustment on or before Thursday, June 7, 2012, and must fully specify all grounds on which the rehearing is requested.
