Carlo and Anne Simoni have applied for a special exception under section 11.4 of the Wilton Zoning Ordinance and a variance to section 6.3.5(a) of the Ordinance, in connection with a proposed subdivision of Lot H–56, at Isaac Frye Highway and Badger Farm Road. The special exception would allow construction of a driveway that would cross a wetland area, and the variance would allow a single common driveway to access three normal frontage lots and one reduced frontage lot.
The Town of Wilton Zoning Board of Adjustment will consider this application in a public hearing in the Wilton Town Hall Courtroom on Tuesday, December 9, 2008 at 7:30 p.m.

Saturday, December 13, 2008 — Site Visit
The Zoning Board will meet The entrance to the Simoni property on Isaac Frye Highway at 9:00 am on Saturday, December 13, 2008 to hold a site visit for this application.
The site visit is a continuation of the public hearing on the case, and is open to the public. Its purpose is to assist the Board members and other interested parties to become familiar with the property involved in the application. Board members and other interested parties may, through the Board chairperson, ask questions about, and the applicant may point out, site details pertaining to the application, such as boundaries, contours, proposed buffers, driveways, etc. No other testimony will be taken, and no other discussion should occur.
Tuesday, January 13, 2009 — Decision
The application by Carlo and Anne Simoni for a special exception under section 11.4 of the Wilton Zoning Ordinance and a variance to section 6.3.5(a) of the Ordinance has been granted. The special exception will allow construction of a driveway that will cross a wetland area, and the variance will allow a single common driveway to access three normal frontage lots and one reduced frontage lots, as part of a proposed subdivision of Lot H–56, at Isaac Frye Highway and Badger Farm Road.
The special exception and variance are approved as shown on the plans submitted with the application.
The variance is subject to the requirements that a culvert, at least 15" in diameter, be placed under the driveway on Lot H–56–2 to allow drainage from Lots H–56–1 and H–56–2 to flow to the town culvert, and that an adequate turnaround for emergency vehicles be constructed as closed to the end of the private drive as reasonably feasible.
The selectmen, any party to the action or proceedings, or any person directly affected thereby may apply for a rehearing of this decision. A request for a rehearing must be filed in writing with the Zoning Board of Adjustment on or before Thursday, February 12, 2009, and must fully specify all grounds on which the rehearing is requested.
