Tuesday, April 9, 2019 — Notice

Pamela and Peter Clemens have applied for special exceptions under sections 5.3.2 and 6.6.1 of the Wilton Zoning Ordinance to allow the use of the house and barn on Lots C–79 and C–83, 602 Isaac Frye Highway, for a Bed and Breakfast, Tea Party events, and Tea gifts; and for variances to sections 5.3.1(f), 6.6.1(a), and 6.6.1(e) to permit more parking than would otherwise be allowed for these uses, and to waive the requirements that home occupations not be evident from the road and be clearly subordinate and secondary to the primary use of the property as a residence.

The Town of Wilton Zoning Board of Adjustment will consider this application in a public hearing in the Wilton Town Hall Courtroom on Tuesday, April 9, 2019 at 7:30 p.m.

Tuesday, April 19, 2019 — Case Continued

The hearing on the application by Pamela and Peter Clemens for special exceptions under sections 5.3.2 and 6.6.1 of the Wilton Zoning Ordinance and for variances to sections 5.3.1(f), 6.6.1(a), and 6.6.1(e) has been continued to Tuesday, May 14, 2019 at 7:30 p.m. in the Town Hall Courtroom because only four Zoning Board members were available to hear the case.

The hearing on the application by Pamela and Peter Clemens for special exceptions under sections 5.3.2 and 6.6.1 of the Wilton Zoning Ordinance and for variances to sections 5.3.1(f), 6.6.1(a), and 6.6.1(e) has been continued to Tuesday, May 14, 2019 at 7:30 p.m. in the Town Hall Courtroom. If granted, the special exceptions would allow the use of the house and barn on Lots C–79 and C–83, 602 Isaac Frye Highway, for a Bed and Breakfast, Tea Party events, and Tea gifts; and the variances would permit more parking than would otherwise be allowed for these uses, and waive the requirements that home occupations not be evident from the road and be clearly subordinate and secondary to the primary use of the property as a residence.

Tuesday, May 14, 2019 — Decision

The application by Pamela and Peter Clemens for a special exception under section 5.3.2 of the Wilton Zoning Ordinance has been granted. The special exception will allow the use of the house on Lot C–79, 602 Isaac Frye Highway, for a Bed and Breakfast with up to three lodging units, and meals served to the Bed and Breakfast guests.

This decision shall expire if the construction or use permitted by it has not begun by Friday, May 14, 2021. (Wilton Zoning Ordinance section 17.4)

The selectmen, any party to the action or proceedings, or any person directly affected thereby may apply for a rehearing of this decision. A request for a rehearing must be filed in writing with the Zoning Board of Adjustment on or before Thursday, June 13, 2019, and must fully specify all grounds on which the rehearing is requested. (N.H. RSA 677:2)

The hearing on the application by Pamela and Peter Clemens for a special exception under section 6.6.1 of the Wilton Zoning Ordinance and for variances to sections 5.3.1(f), 6.6.1(a), and 6.6.1(e) has been continued to Tuesday, May 28, 2019 at 7:30 p.m. in the Town Hall Courtroom.

Sunday, May 19, 2019 — Site Visit

The Town of Wilton Zoning Board of Adjustment will meet on Sunday, May 19, 2019 at 10:00 a.m. at 602 Isaac Frye Highway to hold a site visit.

The site visit is a continuation of the public hearing on the case, and is open to the public. Its purpose is to assist the Board members and other interested parties to become familiar with the property involved in the application. Board members and other interested parties may, through the Board chairperson, ask questions about, and the applicant may point out, site details pertaining to the application, such as boundaries, contours, proposed buffers, driveways, etc. No other testimony will be taken, and no other discussion should occur.

The hearing on the application by Pamela and Peter Clemens for a special exception under section 6.6.1 of the Wilton Zoning Ordinance and for variances to sections 5.3.1(f), 6.6.1(a), and 6.6.1(e) has been continued to Tuesday, May 28, 2019 at 7:30 p.m. in the Town Hall Courtroom. If granted, the special exception would allow the use of the house and barn on Lots C–79 and C–83, 602 Isaac Frye Highway, for Tea Party events and Tea gifts; and the variances would permit more parking than would otherwise be allowed for these uses, and waive the requirements that home occupations not be evident from the road and be clearly subordinate and secondary to the primary use of the property as a residence.
