Willreign Properties, LLC has requested variances to sections 5.1 and 5.2 of the Wilton Zoning Ordinance to allow two dwelling units in the existing rectory building and three dwelling units and an office space for the property owners in the former church building at Lot K-72, 47 Maple Street and 49 Maple Street, where the ordinance does not allow more than one dwelling unit, more than one dwelling, or offices as a primary use.
The Town of Wilton Zoning Board of Adjustment will consider this application in a public hearing on Tuesday, September 13, 2022 at 7:30 p.m. in the Florence Rideout Elementary School Gymnasium, 18 Tremont Street.

Willreign Properties, LLC has requested variances to sections 5.1 and 5.2 of the Wilton Zoning Ordinance to allow two dwelling units in the existing rectory building and three dwelling units and an office space for the property owners in the former church building at Lot K-72, 47 Maple Street and 49 Maple Street, where the ordinance does not allow more than one dwelling unit, more than one dwelling, or offices as a primary use.
The Town of Wilton Zoning Board of Adjustment will meet on Saturday, October 8, 2022 at 9:00 a.m. at 47 Maple Street to hold a site visit for this application. The site visit is a continuation of the public hearing on the case, and is open to the public. Its purpose is to assist the Board members and other interested parties to become familiar with the property involved in the application. Board members and other interested parties may, through the Board chairperson, ask questions about, and the applicant may point out, site details pertaining to the application, such as boundaries, contours, proposed buffers, driveways, etc. No other testimony will be taken, and no other discussion should occur.

Decision
The request by Willreign Properties, LLC for variances to sections 5.1 and 5.2 of the Wilton Zoning Ordinance has been granted. It will allow two dwelling units in the existing rectory building and three dwelling units and an office space for the property owners in the former church building at Lot K-72, 47 Maple Street and 49 Maple Street, where the ordinance does not allow more than one dwelling unit, more than one dwelling, or offices as a primary use.
The decision is subject to the following conditions:
- There will be no signage (except for possible parking designators).
- Exterior lighting is limited to the existing lighting unless otherwise required by the Building Code.
- The applicants have submitted a plan (filed in the case file) demonstrating to the Zoning Board’s satisfaction that as many as 17 parking spaces could be created on the lot, although the applicants’ intention is to create the minimum number of spaces required for the dwelling units and office permitted by the variance, which would allow them to preserve the trees on the lot. The Zoning Board leaves it to the applicants and the Planning Board to determine the actual parking layout.
- The office is exclusively for the personal, non-commercial use of the owners, with no employees.
- No significant changes are to be made to the exterior architectural characteristics of the church building.
This decision shall expire if the construction or use permitted by it has not begun by Friday, October 11, 2024. (Wilton Zoning Ordinance section 17.4)
The selectmen, any party to the action or proceedings, or any person directly affected thereby may apply for a rehearing of this decision. A request for a rehearing must be filed in writing with the Zoning Board of Adjustment on or before Thursday, November 10, 2022, and must fully specify all grounds on which the rehearing is requested.
